1. General Cancellation Terms
We understand that travel plans may change. Our cancellation policy is designed to be fair to our guests while accounting for the operational costs we incur. All cancellations must be submitted via email to [email protected] with the booking reference number.
2. Cancellation Timeframes & Charges

⚠️ Refunds will be processed only to the original payment method used during booking.
3. Special Conditions for Cancellation
a. Peak Season & Public Holidays
- During peak travel seasons, long weekends, or public holidays (e.g., Christmas, New Year, Diwali), no refund is applicable for cancellations made within 5 days of check-in.
b. Group Bookings (3+ Villas or 10+ Guests)
- For group or corporate bookings, the cancellation must be made at least 14 days before check-in for any refund.
- Within 14 days: 25% refund
- Within 7 days: No refund
c. Weather or Natural Disasters
- If travel is restricted due to official government orders, natural disasters, or road closures, guests may be allowed to reschedule their stay without penalty, subject to availability.
- No cash refunds will be issued in these cases unless legally required.
d. Medical Emergencies
- Cancellation due to medical emergencies will be considered on a case-by-case basis. Documentation (e.g., medical certificate) must be provided. A partial refund or rescheduling may be offered at our discretion.
4. Modifications or Rescheduling
- You may request a one-time reschedule of your booking at least 72 hours before check-in, subject to availability.
- Rescheduled dates must fall within 3 months of the original booking.
- Rate differences (if any) for the new dates must be paid by the guest.
5. Cancellation by BioVilla
In rare cases, we may need to cancel a booking due to unforeseen circumstances (e.g., maintenance issues, double booking, government restrictions). In such cases:
- You will receive a 100% refund, or
- You may opt to reschedule without any additional charge.
We will not be liable for any other costs incurred (e.g., travel, third-party bookings).
